Project Overview

Challenge

The Silver Club Hotel stood as a long-time fixture in Downtown Sparks, but after years of decline, the property no longer served the needs of the community. The owner envisioned transforming the former hotel into a vibrant residential community that would provide modern, comfortable living spaces while contributing to the revitalization of the downtown corridor. This required overcoming significant obstacles, including the conversion of hospitality infrastructure into long-term housing, the preservation of structural integrity during demolition, and the integration of modern amenities within the footprint of an existing six-story building.

Approach

Allco, serving as the General Contractor, managed the project from start to finish through a carefully phased construction process. The work began with a full-scale interior demolition, followed by a comprehensive rebuild to accommodate 100 apartment units ranging from studios to three-bedroom homes.

Collaboration with architect Kelly Mier and Hi-Sun Business Solutions was critical to reimagining the building layout and ensuring compliance with residential building codes. The project team coordinated closely on architectural details, new utility systems, and design elements that would both modernize the property and maintain its presence as a recognizable landmark in Sparks.

The scope also extended beyond the building envelope. Exterior upgrades included new architectural detailing, a refreshed paint scheme, and site improvements such as an asphalt overlay for parking, the construction of a shared community patio and barbecue area, and the installation of durable concrete surfaces with ornamental wrought-iron fencing. Each phase was planned to minimize disruption to the surrounding downtown community while maintaining quality and safety standards.

Outcome

Upon completion, the Silver Club Hotel was successfully reborn as Square One, a 100-unit residential complex that offers a range of housing options to meet the needs of a growing urban population. The project delivered not only modern apartments with updated finishes and layouts but also created community-focused amenities that encourage social connection.

Square One has become a catalyst for downtown renewal—breathing new life into a once-vacant property and supporting the broader redevelopment efforts of Sparks.
